A young couple bought their first home in Orange, a fixer-upper, and started with the kitchen and the bathrooms. We did both. After the kitchen was finished, they hired us to renovate two more bathrooms.

Finished Orange kitchen with gray shaker cabinets, a black island, recessed lighting and gray wood-look plank flooring

The Orange kitchen started with medium-brown wood cabinets, white tile counters, a tile-top island, a skylight and a chain-hung light over the island. We gutted it, opened the back wall to the studs, closed off the skylight and put in recessed lighting. The new kitchen has gray shaker cabinets with glass-front uppers, a black island, a black farmhouse sink and a built-in desk run.

The homeowners picked the cabinets and countertops from our suppliers and chose the luxury vinyl plank, which we ran through the ground floor. They supplied the sink, fixtures and appliances, and we installed them.

We recommended keeping most of the plumbing where it was, to save the homeowners as much as we could. We replaced some older PEX with copper and some of the old cast-iron drain lines with new plastic drain pipe. All the electrical is new, with dedicated lines so it would pass permitting. The house is not in an HOA. Every inspection passed the first time, and the job took 8 weeks including permitting.

In the City of Orange, the Building Division is part of the Community Development Department and takes permit applications through its Civic Portal. This is general information. What your project needs depends on its scope, so confirm with the city before work starts.
