Kitchen & bathroom remodeling in Tustin

The Tustin garage was a detached one-car structure, and this conversion was built to be rented out. Once it was down to the studs we added insulation, a dedicated electrical panel, and supply and drain lines for a kitchen and a bathroom that had never existed there. The finished studio has a quartz and subway tile kitchenette with a gas range, an over-range microwave and a full-size refrigerator, a glass-enclosed shower, and laundry inside the unit. Luxury vinyl plank, recessed lights and a ductless mini-split run throughout, so the unit does not depend on the main house's ductwork. It took two to three months and the unit is fully permitted under its own address.

In December 2021 the Tustin City Council adopted Ordinance No. 1517, which amended Tustin City Code 9279 to comply with state ADU and junior ADU law. The City of Tustin's Accessory Dwelling Units page sets out the sizes: an ADU can be up to 850 square feet for a studio or one-bedroom and up to 1,200 square feet for two or more bedrooms, and ADUs and junior ADUs have a 220 square foot minimum. The same page defines a converted ADU as one built within the permitted existing interior space of an accessory structure, or within part of a house, including attached garages and storage areas. A junior ADU is no more than 500 square feet and sits entirely within the walls of a single-family house, attached garage included.
